How much does it cost me as an agent?
$15 per file for AI-nurtured deals that we work for you — pre-qual generation, document collection, lender packaging, and the full follow-up sequence. If you become a funding partner and close $500K+ in volume per year through Qualified Commercial, the platform is free. No subscriptions, no setup fees, no commission splits.
Will Qualified Commercial steal my client?
No. Buyers you upload are tagged to you in our system and our Terms and Privacy Policy explicitly prohibit independent outreach. We only communicate with your client to complete the tasks you delegate — document requests, signatures, file status updates, lender coordination. After the loan closes, the client is yours. Your buyers remain your buyers is in our service contract, not just on the website.
What kinds of deals does this work for?
Anything commercial or investment-real-estate that needs financing: DSCR rentals, fix & flip, ground-up construction, bridge, purchase, refinance, SBA 7(a), small-balance commercial, and select multifamily. If the property carries debt and the buyer has any income or asset story, we can route it. Owner-occupied primary residential is the one thing we don't do — that's a different licensure stack.
Do I need a mortgage or lending license to refer?
No. You're referring a client into a financing workflow — the same way you'd refer to title, insurance, or inspection. You don't take any application, you don't collect any fee from the borrower, and you don't set any loan terms. Qualified Commercial holds the regulated activity; you keep doing what your real-estate license already covers.
What if my buyer doesn't qualify?
You'll know within hours, not weeks. The AI pre-qual surfaces red flags early — DSCR shortfall, FICO gap, LTV ceiling, doc gaps — so you can reset expectations or restructure the offer. We'll suggest alternate scenarios (lower leverage, different program, seasoning timeline) that could work, so you can keep the relationship alive instead of losing momentum.
What's the funding handoff process?
You introduce the client (one click — name, phone, property address, intended loan type). We send them a co-branded welcome with your name on it, collect docs through the borrower portal, AI-vet everything, generate the lender package, and route to the best-fit lender on our roster. You see every status change in your dashboard — no black-box hand-off, no "just call my broker."
Does this replace my CRM?
No. Qualified Commercial is a funding command center, not a prospecting CRM. Most agents keep using their existing CRM (Follow Up Boss, kvCORE, Sierra Interactive, etc.) for top-of-funnel and plug Qualified Commercial in for the financing leg. You can run both side-by-side; there's no data lock-in.
How fast can I get a pre-qual letter?
Under 60 seconds from the mobile app for a soft pre-qual based on the buyer's self-reported profile — co-branded with your name and photo, ready to attach to an offer. Hard pre-quals with verified income / credit / asset documentation typically take same-business-day once the borrower uploads documents.
What does the borrower see / what does my brand look like?
Every outbound communication to your client carries your name as the agent on file. Pre-qual letters, document requests, status updates, and the borrower mobile-app onboarding screen all show "Your agent: [you]." Qualified Commercial sits in the background as the funding partner you brought in.
What happens after closing?
The funded loan is serviced by the lender — payments, escrow, payoff statements, modifications all go through them, not us. We retain the full audit trail (documents, signatures, e-sign certificates, communications) so you have a clean file for your records and for any future deals with the same buyer. The next time that client buys another property, the file is still warm.
How is this different from a traditional commercial broker referral?
Three differences: visibility (you see real-time file status, AI follow-ups, deal health scores — not a black box), economics (per-file fee, not a commission split or haircut), and client ownership (you keep the relationship; we don't market to them on the side).
